What is a division of a valuation assessment?

Division of a valuation assessment is to divide a single assessment record into multiple records.

An application for a valuation assessment division will only be considered if all of the below criteria are met:

  • if the division is along existing allotment boundaries as defined on the Certificate(s) of Title, there should be no buildings on the land that straddles those boundaries.
  • if the division is requested within an existing allotment, the separate occupation and nature of buildings on each portion of the land should be clearly identified.
  • there must be a valuation-based reason to create separate valuation assessments.

Note: there may be other criteria that needs to be met that necessitate application of discretion specific to the property. These will be discussed with the applicant upon receipt of a request.

When applying for a valuation assessment division, you'll need to provide:

  • full details of the land parcel(s) including current street address and/or Certificate(s) of Title details. The current valuation assessment number(s) will also assist in determining the correct land parcel(s).
  • grounds for the application, including maps and/or diagrams of the property.
  • authority to act for the property owner if the applicant is not the registered proprietor.
  • contact phone number.

No formal application form is required however, applications are required to be provided in writing. Please forward your request to the below email or postal address.

Once assessed, correspondence will be provided to the applicant outlining relevant details.

It should be noted that:

  • the street address of the created assessments will be determined by the local council.
  • any division request will be assessed at the discretion of the Valuer-General and may be subject to approval from rating authorities that rely on the valuation record for rating purposes.
  • depending on the circumstances, some divisions may not come into force until the following financial year.
  • Legal descriptions such as Certificate of Title and allotment/plan details are not changed due to a valuation assessment division.
